Labour dormitories for construction workers must comply with the Building and Other Construction Workers (BOCW) Act 1996 and the BOCW (RE&CS) Rules 1998, which mandate minimum sleeping area of 3.3 sq m per worker, separate male and female accommodation, adequate toilet and washbasin ratios (1 per 20 workers), clean drinking water within 100m, first aid, and canteen facilities for more than 250 workers. Factory worker accommodation falls under the Factories Act 1948 and state factory rules. Our designs are checked against these requirements.

LGSF dormitory buildings are routinely built to G+3 (4 storeys) and can be engineered up to G+5. The structural design accounts for occupancy loads, floor vibration (important in dormitory sleeping areas), and wind and seismic zone requirements. For very tall dormitory blocks (G+5 and above), a hybrid approach with a steel primary frame may be recommended.

Yes — LGSF construction is particularly well-suited to remote and border locations where conventional construction is difficult due to material transport constraints, skilled labour scarcity, and harsh weather. Factory-fabricated sections are lightweight and can be transported on narrow mountain roads or airlifted in helicopter-slung loads where necessary. Our structural designs are calculated for high wind zones (basic wind speed up to 55 m/s) and seismic zone V for border locations.

We design washroom blocks with toilet cubicles, urinals (for male blocks), washbasins, and bathroom shower compartments in ratios compliant with IS 1172 and BOCW norms. Hot water provision via solar water heater or electric geyser is standard. Toilet blocks are separately ventilated. For larger camps, separate male and female blocks with appropriate security provisions are designed. All plumbing is pre-installed in the factory — only the site water connection is required.

Yes. We build mess halls, commercial kitchen blocks, and canteen units as part of the dormitory campus layout. Kitchen blocks include LPG or PNG cylinder/pipeline provision, exhaust fans, stainless steel work surface areas, dishwashing sinks, and appropriate flooring. Mess hall blocks accommodate dining tables and seating appropriate to the number of residents in shifts.

Dormitory and hostel buildings require 1–2 hour fire-rated construction under NBC occupancy classification. Our LGSF dormitory buildings use fire-rated gypsum board sheathing to achieve the required fire ratings. Fire egress — staircase width, corridor widths, exit door widths, and maximum travel distances — is designed to NBC fire safety provisions. Sprinkler system provisions and fire alarm conduit provisions can be incorporated at design stage.

A 100-bed dormitory block (G+2) takes approximately 45–60 days from purchase order to occupancy-ready. For EPC contractors with a confirmed project mobilisation date, we recommend placing the dormitory order simultaneously with site preparation, so that accommodation is ready when the workforce arrives. For larger camps (500+ beds), we use parallel manufacturing lines to compress the timeline.

LGSF dormitory buildings are semi-permanent — designed for long-term use at a fixed location, but the structural framework can be disassembled and re-erected at a new location. This is viable for organisations that repeatedly establish and demobilise large project camps. Full relocation involves disassembly, transport, and re-erection, which adds cost; clients should discuss relocation requirements at design stage so that connections and fixings can be specified for disassembly.
